Some years back, one of my mentors called me. He wanted to assist a family member but he didn't want that person to know the funds was coming from him. 

He had prepared an agreement bearing a third party name providing the funds which the family member was to sign. I was to stand in as the third party. He told me how this person had squandered previous funds provided by him in person.

This time, he wanted him to take personal responsibility. He told me there is a different paradigm once people know there's no free lunch- even in Freetown. I gained so much from that experience. There was this very vibrant brother I knew- very devoted. He also had a flourishing business. 

He needed help with finance. I got involved. Why won't I help someone I thought I knew so well? Well, it didn't end well. A good intention doesn't always end well. Anytime I see people go round with a new 'investment' scheme, the first question I ask is 'Do you know what they are investing in?' In almost all instances, the answer is no.

But the allure of high and quick returns make a lot of people go blind to the apparent pitfalls of such investment. They are drawn away by their own desires and enticed. 

That desire later conceives and gives birth to regrets. I've developed guidelines for these and similar matters. These guidelines have helped me over the years in handling personal finances.

1. Don't Lend Money To Friends and Family
Money and friends are like oil and water. They don't mix. Most of the time, you'll gain an enemy if you lend money to friends. That's my experience. If you ask for the money back, they'll accuse you of harassing them.

They'll play the victim while you're the aggressor. You'll hear proverbs like, " Ma pe paddy e lo le" ( don't think your friend is lazy, you're just privileged). If you report them, they'll play the underdog and you'll come out guilty. The society always support the underdog.

I usually say if I respect you too much, I can't lend money to you. If I can't fight you, I can't lend money to you. That includes my pastor, customer or anyone else I hold in high regards. I'd rather give what I can.

I've seen too many relationships ruined because of this. I treat friends and family as high risk. Don't assume a brother or sister will handle finances well. That a man is full of faith doesn't mean he's not foolish about finances. Always leave a gap for disagreements. Otherwise, a loan to family is a gift to charity.

2.Investigate Before You Invest
 The easiest thing to lose is money so I carry out my investigation before I invest. A fool and his money are soon parted. That's why many fall to scams. Do your due diligence no matter how much pressure you're under.

What are they trading? What are the products or services? Who has bought before? What are the reviews?  Carry out background checks. Do they have a physical office or traceable address? What's their antecedents?

Too much pressure is a red flag for me. If I don't understand the investment, I won't go ahead. Don't outsource your investigation to another. Do it yourself.

3.If A Deal Is Too Good To Be True, It's Most Likely Too Good To Be True
The higher the risks, the higher the returns. True that. But the higher the returns, the higher the probability of loss. Don't be sucked in by the possibility of doubling your investment in a short while.

If such schemes were true, they won't be canvassing for you to benefit from it. The natural human is very selfish. So avoid Ponzi schemes. MMM brought so many tears. Frank Hubbard said, "The safe way to double your money is to fold it over once and put it in your pocket.

Here's how the Good Book puts it in 1 Tim 6:9 Amp : "But those who [are not financially ethical and] crave to get rich [with a compulsive, greedy longing for wealth] fall into temptation and a trap and into many foolish and harmful desires that plunge people into ruin

and destruction [leading to personal misery]". If your returns is based on another person investing, know that your money will not return to you. It's a matter of time.

4.The Best Way To Get Rich Is To Get Rich Slowly
The best things in life take time. That includes growing your finances too. This is because the process is more important. This is why many lottery winners sooner than later return to status quo.

They don't understand how to manage money. If you jump the process, you'll jump into fire. You need money skills.  Learn how to handle the small things first. If you can't handle 20k, you won't be able to handle 200k. Save money. Cut your expenses. Avoid waste. Invest consciously

Don't try to blow overnight because you may lose everything overnight.  I'd rather invest in a product that yields small to moderate returns but is consistent over a period of time.

5.If You Want To Start A Business, Start With Your Own Funds
I've seen many people tell me they need help financing their business. When I ask for what they're bringing to the table, all they bring out is a business plan. No, it doesn't work that way.

You have to demonstrate that you have skin in the game. Your skin in the game will not make it easy for you to walk away when challenges rise. You won't abandon ship and run.
When people tell me they have a capital problem, I tell them it's more of an idea problem.

Before you ask for help, show others what you've done. Don't get me wrong- I'm not saying one shouldn't borrow for business expansion. But if you're just starting out, debt is not the first thing to think about. Look inwards. What do you have? What can you do with what you have?

6.Don't Borrow To Fund Consumption
When I got married, I had an agreement with my wife which we still keep till date. Whatever we cannot pay cash for as it relates to consumption means that we can't afford it. We won't go on vacation on credit.

We won't buy shirts, suits, wristwatches or wigs now and pay later. I don't issue post-dated cheques. Don't live to impress anyone. According to Will Rogers, "Too many people spend money they haven't earned to buy things they don't want to impress people they don't like".

Borrowing to fund an asset however makes economic sense. That is good debt.

When we wanted to get married and I was given a long list which I couldn't afford, we devised a means around it. I borrowed a leather box used by a friend  the previous month before our wedding, stuffed it with some of my wife's clothes and locked it with the keys in my pocket.

When they wanted to open the box to check the 'new' clothes I bought during the traditional engagement, I joined them in looking for the key that was safely tucked away in my pocket. After the engagement, I carried part of the yams I bought back into my car. 

Our new family must eat also. The wedding ceremony is just a day but the marriage is for a lifetime. So why incur debt on a wedding? No matter how much you spend on a wedding, some people will still tell you they didn't eat. So why bother?,

7.Always Have A Budget
If nations have a budget, so should you. A budget is your personal spending plan which enables you track your income and expenses. According to Ayn Rand, "Money is only a tool. It will take you wherever you wish, but it will not replace you as the driver"

The major way to drive it is by the use of a budget. List your expenses against your income. If your expenses are more than your income, then you're living beyond your means. The goal is to ensure you live within your means. Plan your expenses. 

Don't go shopping without having a list. If it's not on your list, don't buy it. Budgeting helps you to control impulsive buying. Build a positive cash flow.
Spend less than you earn.  Dave Ramsey said, "A budget is telling your money where to go instead of wondering where it went". Cut your cloth-not according to your size- but according to your material.

Ask any doctor and they'll tell you they hate going to a party and getting asked for medical advice. As for me, I hate the question, "Where do you find clients?" And I know why. It's the wrong question. Believe me. Tip #1: Learn your craft.

Does any actor land the very first movie role they ever audition for? More often, they wait tables while they take acting classes and build up their skills in small productions. Why would writers be any different? You've got to pay your dues, learn your craft, and practice writing every single day. Even if no one is paying you. It's profoundly unrealistic to expect to earn thousands of dollars for something you've only dreamed about and dabbled at. Who's going to pay you? Would you hire you? Need some prompts to get started? Pick an object and describe it. Tell a story about something that happened to you. Write down your dreams every morning. Then craft this raw material into a post for your blog. If you don't have a blog yet, start one. Even better, find a company doing a poor job of explaining themselves, and see if you can do any better.

Tip #2: Realize you're starting a business.

I first heard this from my buddy and mentor Steve Slaunwhite, "Finding clients for a writer is the same as finding customers for any other business. So writers have to do the same things any other business does to get the word out." Yep, writing for money is a business. Now, in the writing business we're blessed with low overhead. All we basically need is a laptop, an internet connection, and a phone. But don't be mistaken. Just because it looks easy, you're still starting a business. You'll still face all the same challenges, risks, and pressures as any other small business.

Tip #3: Know your clients.

Pssssttt … don't tell anyone, but I'm about to spill the beans.

The person who most often hires me to write White Papers is Caroline, a marketing executive in a medium-sized B2B software company in Chicago. Her company sells to other fast-moving sectors like automotive and e-commerce. Her main problem is standing out from a crowd of competitors. Caroline is 40 years old, smart and ambitious, with a strong marketing background and a competitive drive. But no one in-house and none of her agencies understand how to create an effective White Paper. So she comes to me for help. You should look up Caroline. She's great. But you may have trouble finding her, because she's only a persona: a composite character that represents a typical market segment. Tip #4: Pick 3 marketing tactics to focus on.

There are two basic approaches to marketing.

1. You call them, aka outbound marketing aka the megaphone aka "push." If you tell enough people, some small number will be looking for someone like you.
2. They call you, aka inbound marketing aka content marketing aka the magnet aka "pull." If you create great content, you will impress a lot of prospects, and some small number will be looking for someone like you.

All successful companies do some of each. You should too. So here's what you do. Look at the lists below and pick three marketing tactics that you commit to do. At least one has to come from each column.

It may feel like networking and reaching out to prospects, but it's not. Not for White Papers anyway. LinkedIn, maybe. Facebook, Twitter, and Pinterest, not so much.

Tip #5: Play the numbers.

Don't despair if you send out 30 emails and don't get a nibble. You may have to send out hundreds of emails and phone calls and everything else before you land a client. If cold-calling is one of your tactics, don't make one call in the morning, go to voicemail and leave a message, and think you're done for the day. Oh no no. Keep calling. It's a numbers game. Get the numbers working in your favor. Same for every other tactic.

Tip #6: Do such a fantastic job your client tells everyone about you.

Once you land a client, treat them like gold. Put your heart and soul into the project. Do such a fantastic job that your client either (a) wants to hire you full-time or (b) wants to put you on retainer so you have no time left to work for any of their competitors. Of course, the best result is (c) your client tells everyone they know about you, and gives you a recommendation on LinkedIn that you copy over to your website. And then (d) comes back to you often with further work.

Tip #7: Be so easy to work with your client tells everyone about you.

Similar to Tip #6. Don't be a prima donna. Be pleasant, agreeable, positive. Have a few laughs with your client. Take it from me, Caroline has a great sense of humor. 1. Generic objective statements.

Yes, wouldn't everyone like a “challenging position at a company that provides a great work-life balance and the opportunity for growth”? If you can't take the time to customize your resume for the specific job you’re applying for, why should the employer bother reading any further?

2. A less-than-professional email address.

If you still use an email from your younger years, like BeerLover789@gmail.com or PartyAnimal123@yahoo.com, get rid of it. It’s unprofessional and childish. Getting a new one only takes a few minutes and is free. Or buy your own domain name. For under $10, you can purchase a professional sounding domain name.

3. Lengthy description of duties and responsibilities.

Instead of writing a laundry list of what you did in the job, focus on what makes you stand out. State your accomplishments. Explain how you added value to your company.

4. Jargon or abbreviations.

Don’t write anything that might limit the reader’s understanding of your capabilities. Always use generally-understood descriptions on your resume unless you are certain it will be read by people who are familiar with the terminology.

5. Gaps in work history.

Explain all gaps. If you took a couple years off while your children were young, state this. If you were between jobs for a bit, fill in this gap with volunteer or consulting work.

6. Irritating buzzwords.

Words like “mission-critical,” “traction,” “synergies,” and “foster” are simply annoying and greatly overused. Under no circumstances should they find their way into your resume, cover letter, or interview.

7. Where you live.

It’s highly unlikely any employer is going to be sending you anything by mail and it could introduce the risk of economic profiling or an assumption about the length of your commute. All you need is your name, email, cell number, and link to your LinkedIn profile.

8. Political or religious affiliation.

Unless you are applying for a job within a political or religious organization, avoid mentioning any involvement you might have with these organizations.

9. Reason why you left previous jobs.

This will come up during the interview and you can discuss it then. If you’re forced to fill in this blank in an online portal, simply list “career advancement” as the reason, unless it was a contract in which case list “contract only.”

10. Salary history.

Any salary discussion is best left until later in the hiring process. Salary is a process of negotiation and revealing your salary history too early could put you at a disadvantage.

11. References.

Providing references in advance means that the employer could call one before you even know if you want the job. This could be embarrassing especially if your references are connected with your current employer. You can even leave out the standard line “References provided upon request.” Everyone knows that already and saying it is just a waste of space.

12. Lies, exaggerations and embellishments.

Pretty much everything you state on your resume can be verified. If you are hired and it is later discovered that you were untruthful on your resume, you could be fired “for cause,” which usually means you receive no notice or severance pay.
